The Vendor's Report will be of interest to those looking to sell substantial period properties. Prospective purchasers of such properties will almost certainly commission a full Building Survey. If serious problems are uncovered at that stage, a significant reduction in the price may be demanded or the sale may even fall through. The Vendor's Report is therefore designed to ensure that owners and their agents are aware of major issues, and are able to plan accordingly.
The written report will not be as detailed as a full Building Survey report, but the inspection will have covered all aspects of the property – from the chimney pots to the cellar, from the septic tank to the insulation. It will also provide you and your legal advisers with a full checklist of the documentation that will eventually be required, such as listed building consents, building regulation approvals, guarantees for woodworm and damp, and so on. With this report, vendors will be able to avoid unpleasant surprises, determine what work is worth doing before putting the property on the market, and have a high level of confidence in their asking price. |
